    アルファ・エッジ・キャピタル株式会社は、個人情報の保護、適切な管理及び保護に努めることが社会的責務であることを認識し、個人情報保護方針（以下、「本方針」といいます。）を定め、これを遵守いたします。

    弊社は、弊社が運営提供するサービス（以下「弊社サービス」といいます。）を通して、お客様の個人情報（個人情報保護法第２条第１項に定義される個人情報を意味します。以下同じ。）を適正な手段により取得いたします。なお、お客様は、本ポリシーに従った個人情報の取得及び取扱いに同意できない場合、弊社サービスを利用することはできません。弊社サービスを利用したお客様は、本ポリシーに同意したものとみなします。

    2.個人情報の取扱い  Handling of Personal Information

    当社は、個人情報を適正な方法で取得し、利用目的を通知いたします。　ご本人の事前の同意を得ている場合及び法令で認められる場合に以下の利用目的の範囲においてのみ、個人情報を取り扱います。

    We acquire personal information through lawful means and notify individuals of its intended use. Personal information will only be handled within the scope of the purposes outlined below, either with the individual’s prior consent or as permitted by law.

    3.個人情報の利用目的 Purposes of Use of Personal Information

    当社が行う業務に関して、以下の目的で利用いたします。

    1. 不動産等（信託受益権を含む）の取得のための調査、検討、契約の履行に係る業務の遂行のため
    2. 不動産等（信託受益権を含む）の売却のための調査、検討、契約の履行に係る業務を遂行のため
    3. 不動産等、債権等に関する情報・サービスの提供のため
    4. 債権の売買、管理等の取引に関する契約の履行、情報・サービスの提供のため
    5. デューディリジェンス業務（不動産、債権等の価値の評価業務）に関する契約の履行及び情報、サービスの提供のた
    6. 当社が行う業務に関して、専門家等へ助言を依頼するため
    7. 当社の経営管理目的その他当社の業務を行うにあたり必要となる利用行為のため
    8. 犯罪による収益の移転防止に関する法律に基づく確認のため
    9. 適切な業務の遂行に必要な範囲内で、第三者に対して個人情報の提供のため
    10. その他当社が行う事業に関連する、または付随する業務の執行のため 

    当社は、不動産登記簿、商業登記簿等の公開されている情報に記載されている個人情報に関しては、適正に取得し、業務目的で利用する場合があります。

    Personal information will be used for the following purposes related to our advisory services:

    1. To conduct investigations, evaluations, and fulfill contracts related to the acquisition of real estate (including trust beneficiary interests).
    2. To conduct investigations, evaluations, and fulfill contracts related to the sale of real estate (including trust beneficiary interests).
    3. To provide information and services related to real estate, claims, and other assets.
    4. To execute contracts and provide information and services related to the purchase, sale, and management of claims.
    5. To fulfill contracts and provide information and services in relation to due diligence (valuation of real estate, claims, etc.).
    6. To engage external professionals for services ancillary to our advisory services.
    7. For management purposes and other actions necessary for the conduct of our advisory services.
    8. To verify compliance with the Act on Prevention of Transfer of Criminal Proceeds.
    9. To provide personal information to third parties within the scope necessary for the proper conduct of our operations.
    10. For any other purposes related to or incidental to the business activities of our company.
    We may also obtain personal information from publicly available sources, such as real estate or commercial registries, for business purposes.

    4.個人データの第三者への提供 Provision of Personal Data to Third Parties

    当社は取得した個人データを、以下の場合を除いて個人データを第三者には提供いたしません。

    1. ご本人の同意がある場合
    2. 法令に基づく場合
    3. 人の生命、身体の保護又は財産の保護のために必要な場合であって、ご本人の同意を得ることが困難である場合
    4. 公衆衛生の向上又は児童の健全な育成のための推進のために特に必要がある場合であって、ご本人の同意を得ることが困難であるとき
    5. 国の機関若しくは地方公共団体又はその委託を受けた者が法令の定める事務を遂行することに対して協力する必要がある場合であって、本人の同意を得ることにより当該事務の遂行に支障を及ぼすおそれがあるとき
    6. その他法令に個人情報保護法に別段の定めがある場合

    Personal data will not be provided to third parties except in the following circumstances:
    1. With the individual’s consent.
    2. When required by law.
    3. When necessary to protect a person’s life, body, or property, and it is difficult to obtain the individual's consent.
    4. When necessary for public health or the healthy development of children, and obtaining consent is difficult.
    5. When necessary to cooperate with government agencies or local authorities in fulfilling legal obligations, and obtaining consent could hinder the performance of such duties.
    6. In other circumstances as permitted by the Act on the Protection of Personal Information or other applicable laws.

    ５.センシティブ情報の取り扱い Handling of Sensitive Information

    当社は、金融分野における個人情報保護に関するガイドラインに規定する場合を除き、センシティブ情報の取得、利用および第三者への提供は行いません。

    We do not acquire, use, or provide sensitive information to third parties, except as permitted by the personal information protection guidelines in the financial sector.

    ６.安全管理措置 Security Measures

    当社は、個人データを正確かつ最新の状態に保つよう厳重に管理し、利用の必要がなくなった場合、当該個人データを遅滞なく消去いたします。当社は、漏えい、滅失又は毀損に対する予防措置及び安全対策その他個人データの安全管理のために必要な組織的、人的、物理的、技術的安全管理措置を講じます。また、当社は、個人データの取扱いの全部又は一部を外部に委託する場合、法令等に基づき個人データ保護のために適切な措置を講じると共に、委託した個人データの安全管理が図られるよう、委託先に対し、必要且つ適切な監督を行います。

    We manage personal data strictly to ensure its accuracy and keep it up to date. When personal data is no longer necessary, it will be promptly deleted. We implement appropriate organizational, human, physical, and technical security measures to prevent data leakage, loss, or damage and to ensure data safety. If the handling of personal data is outsourced, we take necessary measures under the law to protect personal information and supervise the contractor to ensure the data’s safe management. 

    ７.保有個人データの開示等の手続き Procedures for Disclosure of Retained Personal Data

    当社保有の個人データ等の開示、訂正、追加、削除、利用停止、消去、第三者への提供の停止、第三者提供記録の開示のご請求及び利用目的の通知は、当社の定める確認方法によりご本人又は正当な代理人によるご請求であることを確認させていただき、法令等に基づき遅滞なく適切に対応いたします。但し、ご本人又は第三者の生命、身体、財産その他の権利利益を害するおそれがある等の場合はお応えできない場合があります。その場合は、ご本人又はその代理人に対しその理由を遅滞なく通知いたします。

    We will respond promptly and appropriately to requests regarding the personal data we hold, including requests for disclosure, correction, addition, deletion, suspension of use, erasure, cessation of third-party provision, disclosure of third-party provision records, and notification of purposes of use. Verification of the requestor’s identity or authorized representative status will be required. We may decline requests if fulfilling them could threaten the life, body, property, or other rights of the individual or third party. In such cases, the reasons will be promptly communicated.

    ９.本方針の改定 Revisions to This Policy

    本方針は、当ウェブサイト掲載日より適用いたします。当社は、本方針を継続的に見直し、個人情報保護の管理態勢の改善を行います。

    This Policy is effective from the date of publication on our website. We will continually review and improve our personal information protection management system.
